We start with comparable recent sales in the immediate area, then adjust for the condition of the property, any required work, and the holding and transaction costs we will incur. There are no agent commissions when you sell directly to us, and we do not charge listing fees, marketing fees, or service fees. Customary closing costs are addressed in our offer. We will detail what we cover and what, if anything, comes from your proceeds.

In most transactions we close as the buyer of record. In some, we may assign our equitable interest in the purchase contract to a vetted investor partner who closes in our place. Either way, Texas Property Code §§ 5.0205 and 5.086 require us to disclose this in writing before any assignment is made. Your purchase price and timeline do not change. We are not a licensed real estate broker and do not represent you in the transaction. We encourage you to consult independent counsel.

Yes. We work alongside probate counsel and title teams to resolve common issues. If your property is mid-probate or has an unresolved title matter, we will tell you honestly whether and when we can purchase.
